The Landlord and Tenant Act 1985 requires that all rented properties must be inspected and tested every 10 years or when a new tenant moves in. As a landlord, you must make sure the electrical installations in the property have been tested and inspected before allowing a tenant to move in. Based in Bromley, we carry out electrical testing and inspections at rental properties as well as homes and businesses. Following the inspection, you will be given a form outlining the condition of the installations and any work that is required.
Before changing your consumer unit or fuse box, a full test and inspection of the connected electrical wiring will have to be carried out. You can rely on our electricians to make sure that the electrical installation is safe. Any faults that are found during the test would compromise the electrical safety of the installations, so they must first be rectified before the change can take place.
Upon completion of the test, you will be issued with a periodic inspection form with a schedule of inspections and the test results. On this form, any deviation or items that do not meet the current edition of BS 7671 would be highlighted, with methods of correction also being listed. Should your cables’ conductor sheaths be red and black, but the installation is safe and sound, it will be noted.
Non-compliant installations are potentially dangerous. Although our engineers do not have the authority to disconnect your supply, we will bring the matter to your attention and make suggestions on how best to make the installation safe.
